BACK ON MARKET - NO FAULT OF SELLER A TURN-KEY coffee shop with some history behind it. In 1920, a Sinclair gas station was built at 202 S. Main Street in Cloverdale. In the 1970’s Texaco bought the Sinclair station and it remained in business through the 1980’s. The building became many things after the gas tanks were removed (a car lot, offices for realtors and lawyers and storage for a local company). In 2022 transformation began for it to become a coffee shop. The office walls were taken down, ceilings returned to their original height and the building gutted. There is new insulation and drywall throughout, a beautiful ceiling fan in the center of the building helps circulate the heat and air conditioning. Upgraded lights create a cozy farmhouse feel and new Exit lights with battery back up power have been added above each of the self- closing doors. A top of the line espresso machine, coffee grinders and coffee brewers line the new counters in the barista area. An under counter cooler is placed for convenient drink preparation, ice maker, and an insta-hot water heater make the barista area well equipped for the daily operations. There is a hood vent hung in the kitchen and dual controls are wired into the kitchen. There is a forced exhaust unit for the hood in storage for the next owner to finish making the kitchen fully functioning. Heat reduction pipe is required to finish this install and would need to be done by the new owner and inspected per the building permit. New furnace was put in October 2019 and new A/C Unit in June 2020. All equipment, supplies, and furniture are being sold with the building and the building is being sold AS-IS.
